How can I find a single-family residence in a Colorado or California Opportunity Zone and take advantage of the tax benefits while living in the house with my family?

You can't. You have to be running a trade or business. Single-family residence that you occupy would not be eligible.

You can’t. Personal residences do not qualify as OZ property as the property must be used in a trade or business as a fundamental requirement. Personal use will disqualify the asset. There are many additional requirements above and beyond that as well.
