How can my development in an Opportunity Zone both be a REIT and a QOF?

What would the requirements be and what benefits can I draw in this scenario?

    REITs can be QOFs. You'd just be subject to both compliance regimes at the same time. The benefit is better access to capital markets and a smoother process to potentially IPO as an exit strategy.

    My strong recommendation would be not to do this. It is unusually complicated, expensive and likely not worth it.
