What is the benefit of Qualified Opportunity Fund compared to a DST in an Opportunity Zone?

    DSTs are not eligible for OZ tax benefits, only for Section 1031 benefits under Rev. Rul. 2004-86. Therefore, you would need to compare OZ tax benefits with 1031 tax benefits and see which one is right for you. Note that 1031 tax benefits are only available for sellers of real estate.
