How can my non-profit benefit from the Opportunity Zones?

I have a charity, which I would like to invest funds from to grow our chance to one day buy our own facility. How can I do that?

A non-profit does not pay any federal income taxes, so it cannot directly benefit from the program, but it can start a QOF and sponsor an investment for others. The non-profit would need to navigate the UBTI rules and all sorts of other compliance, but it's theoretically possible.
