Is it worth considering investing in a non-traded REIT in an Opportunity Zone?

Would I still qualify for OZ gains tax exemption and how can I combine both tax benefits?

As long as the REIT is a QOF, you may do this. REITs are eligible to be QOFs. Check the REIT's offering materials for more details, and consult your legal and tax advisor.
