How can I start a QOF as an OZ investment in a rented space in QOZ?

A close group of investors and I just realized large capital gains. We opened a new business in a space that we rent that’s in a QOZ. Would we be able to make this an OZ investment? Looking to create a fund based there and make that an OZ investment as well.

    Sure, you can do this. If you're running an operating business, you can make that entity OZ-qualified, regardless of the idea that you're renting your operating space.
