By statute, none of the following businesses can qualify as a "qualified opportunity zone business": a private or commercial golf course, country club, massage parlor, hot tub facility, sun tan facility, racetrack or other facility used for gambling, or any store the principal business of which is the sale of alcoholic beverages for consumption off premises. Outside of these businesses, any business that can meet the various requirements should qualify.

You must be aware of what is considered a sin business. These are not qualified: Golf courses, country clubs, massage parlors, hot tub or suntan facilities; racetracks or gambling facilities; liquor stores.
