    Depends on the specific suburb, but keep in mind you'll need to meet the substantial improvement requirement, so you'd be best off investing in an asset that needs an overhaul. My home jurisdiction of Long Island, New York, might have some interesting opportunities, provided you don't need too much approval in the way of zoning, which is an absolute nightmare in these parts.
