Ask A Question

As an investor, how can I find projects in Opportunity Zones?

Is there some kind of centralized database or other official sites where I can compare projects located in Opportunity Zones?

There is a partial list of OZ funds that have been formed at novoco.com. There is, however, no current national OZ project database. For projects near you I would contact the economic development department in cities and the county you are interested in.

I have funds available through my broker-dealer, where the fund is approved and assets have already been acquired and can be improved within 31 months. Up until this last month there have been limited funds available. I have looked at various lists of fund databases and found that most of the funds listed had not yet raised capital or identified the projects to purchase and improve. There is another challenge with Opportunity Zone funds. All the funds I have come across require you to be an accredited investor with a net worth of $1 million, excluding s primary residence, or $200,000 of income for last two years. The minimum investment is currently $100,000. Over the next 12 months I expect more funds to become available and hopefully have lower minimum investments.

You can look for projects yourself. Work with a developer to find projects and invest with the developer. Use a fund who invests in multiple developers. As far as I know, right now there is not a centralized database. There is no requirement to make the information public. It takes away from the developers' competitive advantage. Unless it was mandated, I don’t see all the projects ever being centralized.

You can do a simple web search.
